If you’ve walked downtown lately, you may have noticed something exciting happening behind a few familiar doors: properties are being brought back to life—and in some cases, they’re being transformed into future homeownership opportunities.

Downtown reinvestment isn’t just about storefronts—it’s also about creating places for people to live, shop, and build community. This Habitat project at 364 E High Street sits inside the Pottstown BID District and is part of a broader effort to strengthen our downtown block by block.

One project in Habitat for Humanity of Montgomery & Delaware CountiesProperty Pipeline is a High Street condominium unit complex (3 units) currently under renovation in Pottstown—right here in the Pottstown Business Improvement District (BID).


Why this matters for Downtown Pottstown

When a property in the BID district goes from underutilized to active renovation, it creates a ripple effect:

  • More residents downtown means more “everyday foot traffic” for local shops, restaurants, and services.

  • Reinvestment strengthens the block, improving perception and confidence for other property owners and potential investors.

  • New homeownership opportunities help build stability—people who live here tend to shop here, volunteer here, and advocate for the neighborhood.

The BID was created to support the economic and general welfare of the district by strengthening the downtown core—especially along East High Street and surrounding blocks.


Habitat’s Property Pipeline: A local strategy with big impact

Habitat is positioning itself as a problem solver and thought leader through partnerships with municipalities, nonprofits, school districts, and universities.

In addition to the High Street project, the pipeline includes other Pottstown locations in progress or proposed:

  • Walnut Street – dwelling under renovation

  • Beech Street – proposed townhome units in partnership with Pottstown Borough

  • Cherry Street – sold as of February 2026

Together, these projects represent a bigger story: Pottstown is actively working on practical, partnership-driven ways to expand quality housing options while reinvesting in existing neighborhoods.


A note to property owners: donating property can come with tax benefits

Property owners who may be holding onto a building or lot they’re unsure what to do with next: donating property may qualify you for valuable tax incentives in Pennsylvania, including:

  • Income tax deduction (up to 30% of adjusted gross income, based on fair market value)

  • Avoiding capital gains tax for long-term appreciated assets like real estate

  • Appraisal requirement for property donations over $5,000 (by a qualified appraiser within 60 days of the donation)

Habitat notes several methods of donation, including direct gift, donation by will, and bargain sale.
